Some FAQ’s Relating To Our Terms and Conditions

Length of Contract

The contract period is 51 weeks.

Can I extend my contract length?

Normally this would be done by renewing your contract for a further year.

If I renew my contract, do I have to move out between tenancies?

No, we can arrange for you to stay in your studio. However, we may need access to carry out our annual maintenance.

Can I shorten my contract length or pull out of my contract?

No, unless you are able to find a replacement tenant, as defined in the Terms and Conditions of your Offer.

Your contract is legally binding. It is very important that you read it carefully and fully understand your obligations and are willing to comply with the contract throughout your stay. If there is anything you are unsure about, ask someone more experienced or a lawyer for help, or contact us with any queries.

What happens to my contract if I leave University for any reason?

If you leave University or your status as a full time student changes, you must notify us immediately.

You will still be responsible for the rent. 

Changes to your tenancy or contract

If you wish to alter or vary any of the terms of your contract please speak to Aberdeen Property Leasing ASAP and they can seek permission from the landlord.  

However as previously stated the contract is legally binding and any changes will only be permitted if both parties agree.

Arrears/non payment of rent

If you run into any financial difficulty during your tenancy, it is important that you contact us as soon as possible. We will try and help and may be able to make a formal arrangement with you for the payment of arrears. 

Guarantors

If you are paying your rent in instalments you will need a guarantor.

What is a Guarantor?

A guarantor is a person who guarantees to pay your rent and other tenancy obligations, if you are unable to do so.

Who is eligible to be a Guarantor?

A guarantor must be one of your parents and have held an address here in the UK for 3 years or longer.  

Guarantors outside the UK are not acceptable. This is because property laws are different outside the UK and we cannot perform a credit check on any non-UK addresses. If you cannot provide a suitable guarantor, you will need to ensure your rent is paid with cleared funds, in full, prior to your arrival at the residence.

What commitment is involved in being a Guarantor?

A guarantor will be sent a letter advising of what they would be responsible for and that we would intend to perform a credit check on them.  The letter will also state that they agreeing to be guarantor for this lease and any subsequent extensions signed by the tenant.  If they are agreeable to this they must sign and return the letter with photo ID.  On receipt of the signed form we will carry out the credit check and once this has been done will be able to confirm the booking of the property to the tenant.

Complaints

We aim to maintain the highest standards of provision of services and accommodation, and hope to make your experience staying at Centro Court an excellent one. However if anything arises which gives you cause for complaint, please let us know.

Excessive bandwidth or Disk Utilisation
Excessive bandwidth utilisation will be the judgement of Centro Court Limited. The use of bandwidth in excess of those limits is not permitted. The total number of bytes transferred by an account determines bandwidth utilisation. If Centro Court Limited determines that excessive bandwidth utilisation is adversely affecting Centro Court Limited’s ability to provide service, Centro Court Limited may take immediate action. Centro Court Limited will attempt to notify the account owner by e-mail as soon as possible. Not complying with this policy, may result in your internet connection being terminated without any liability falling on Centro Court Limited.

Acceptable Use: you may use the internet/broadband service for any lawful activity.

Unacceptable Use: the service may not be used directly or indirectly by a user for the creation or transmission of:

  • Any offensive, obscene or indecent images, data or other material, or any data capable of being resolved into obscene or indecent images or material;
  • Material with the intent to cause annoyance, inconvenience or needless anxiety;
  • Material which harasses, upsets or embarrasses a third party
  • Material which promotes discrimination on the basis of race, sex, religion or belief, disability, age or sexual orientation;
  • Material with the intent to defraud or which is likely to deceive a third party;
  • Material which advocates or promotes any unlawful act
  • Defamatory material; or
  • Material that infringes the intellectual property rights or privacy rights of a third party or that is in breach of a legal duty owed to another party.
  • The service must not be used by a user for the creation or transmission of unsolicited bulk or marketing material.

If any breach of policy is discovered by Centro Court Limited which is considered by us to be illegal, we will not hesitate to refer offenders to the police.

Any student not complying with this policy, may have their internet connection/account terminated, without any liability to the Student falling on Centro Court Limited.
